I'd highly recommend The Roofing Specialist for anyone needing their roofs done! - There was a major storm that damaged … More the polycarbonate roofing in my airwell and rain started gushing into my home. I immediately started sourcing for roofers and sent out many quotations.
Within 2 hours, Marc was at my home, quoted a fair price compared to 5 other contractors and scaffolding was up quickly within hours while the rains continued. His team sealed the roof to keep the on going rain out and took time to source the right polycarbonate panels that I needed. The installation done on the new roof looked very professional and clean. Very happy about that as well as have peace of mind with the warranty they gave.
Besides that, he also helped to write an assessment report for my insurance and was very communicative, offering sound advice as well as a solid team. Very glad I went with him. Overall I'd definitely use The Roofing Specialist again for my roofing needs! Highly recommended! -

I am so thankful to find The Roof Specialist (TRS) through Google maps like some of the Google reviewers. For my case, I … More had suspected the previous contractor did a shoddy work as that contractor came a few times during the 3-year warranty period to perfunctorily fix my leaky roof around the skylight area e.g. by sending 1 worker up to my roof to seal the skylight panel for like 1 hour. However, root cause of the leak was not addressed so our ceiling around the skylight cracked and worsened during the 3 year warranty period. After the warranty period ended, we decided to look for another roof contractor.
During the March 2025 monsoon season, my husband and I decided to ask TRS to come for onsite inspection and propose a solution for our leaky roof. Marc, Ovid and another worker came. Ovid is a very experienced senior roofer / supervisor. The team proposed to change the skylight panel and re-do water proofing. TRS team is, of the view, that my metal roof panels are still ok and do not need to be changed. After talking to TRS team, we take comfort that they are experts in this field and have proposed a possible good solution so we did not ask for any other quotes. Subsequently, Marc provided a very reasonable quote and we decided to engage them. Marc provided the date of the roof work after 50% payment.
The roof works started on 7 April and the assignment was originally scheduled to take up to 1 week but the works were completed within 3 days as they brought in 1 more worker on the last day. They recommended changing to a sturdier and better quality sky light panel. They did water proofing works and also repair my interior ceiling on the third floor, and my car porch ceiling and side wall. Now my ceilings and wall look as good as new. The previous roof contractor did not even bother to repair my third floor ceiling.
I am very pleased with the work delivered by TRS. TRS team also confirmed my suspicion of shoddy work done previously.
If you need any roof repair works, look no further - just reach out to The Roof Specialist team. The team is meticulous and provides regular updates and honest recommendations on the works to be done based on their expert knowledge. Ovid and his team are punctual, polite and professional. They even washed my car porch after repairing my car porch ceiling and wall.
Thank you TRS team for your quality work and service. 👍🏻👍🏻 -

We found the Roofing Specialist via Google search as we were faced with a leaking ceiling on the upper floor after the recent … More downpours. Marc and his team were fast to respond and very knowledgeable of their craft, identifying the issue easily after a quick survey of the roof.
Their fares were transparent and fair and Marc wasn’t pushy with throwing in any extra works. After seeing how well the job was done we decided to enlist their aid for the remaining sections of the roof for good measure. The team was thorough and even accommodated some of our ad hoc requests along the way. Very satisfied with the final result. -

We are very impressed by the workers who came to fix our roof which has problems like wear and tear, resulting in water leakage. … More Just like what the reviews said, the workers were professional and safely measures were in place. They were polite and were punctual everyday, responsible, skilful and diligent in their work. Marc is also quick to reply to my queries and the whole team works together well to deliver the service. Price is also very very reasonable. Will definitely recommend this company to friends who need such repair work for their homes.
Frequently Asked Questions for Roof Replacement
What are the definitive signs that my roof needs replacement, not just repair?
A roof needs a full replacement when it exhibits widespread, systemic failure, rather than isolated damage. Key signs include:
| Sign | Indicator of Replacement |
| Age | Roof is past its typical lifespan (e.g., Asphalt shingles: 15–25 years; Clay/Concrete Tiles: 30–50 years). |
| Recurring Leaks | Leaks persist even after multiple spot repairs, suggesting the primary waterproofing layer has failed. |
| Structural Sagging | Visible dips or unevenness in the roofline, indicating compromised underlying rafters or purlins (critical structural failure). |
| Widespread Damage | More than 30–40% of tiles are cracked/missing, or metal sheets show pervasive rust and corrosion. |
| Internal Damage | Mold/mildew and water damage in the attic or top-floor ceiling that suggests long-term, unaddressed water ingress. |
How much does a full roof replacement cost for a landed property in Singapore?
The cost is highly variable based on size and material, but the average cost for a landed property typically ranges from SGD $8,000 to over $30,000.
| Material Type | Estimated Cost Per Square Meter (SGD) | Typical Lifespan |
| Metal Roofing (Steel, Aluminium) | $100 – $180 | 30 – 70 years |
| Clay or Concrete Tiles | $150 – $250 | 50 – 100 years |
| Slate Roofing (Premium) | $200+ | 75 – 100+ years |
A professional, on-site inspection is required for an accurate quotation.
Which roofing material is best for the long-term and reduces heat effectively in Singapore?
Metal Roofing (e.g., Standing Seam with a good coating) and Clay/Concrete Tiles are the top choices.
-
Metal (Best for Heat Reflection): Lightweight, highly reflective of solar heat, and excellent durability against heavy rain and high winds.
-
Tiles (Best for Natural Insulation): Heavy materials offer superior thermal mass, naturally insulating the home and keeping the interior cooler.
Do I need BCA (Building and Construction Authority) approval for a roof replacement?
Yes, in most cases. Re-roofing a landed property is generally considered major work, especially if the new material changes the load on the structure (e.g., changing from a light metal roof to heavy concrete tiles).
-
A Qualified Person (QP)—typically a Professional Engineer or Architect—must be appointed to submit plans and ensure the structural safety of the new roof is certified before and after construction. A reputable contractor will manage this process.
How long will the roof replacement project take?
For a standard landed property, a full tear-off and replacement typically takes 2 to 4 weeks.
-
Factors influencing the timeline: Roof size, complexity (pitch, number of valleys), material type, and daily weather conditions. The contractor will provide a detailed timeline upfront, often involving phased work to keep the interior protected.
What steps are taken to protect my home and belongings during the replacement process?
Protection is critical during a major project:
-
Exterior: Full perimeter scaffolding is erected, and safety netting is installed to protect workers and catch debris.
-
Interior: Workers cover and seal off attic or ceiling openings to prevent dust and debris from entering the living spaces.
-
Debris Management: An open-top container is typically placed on-site for immediate disposal of old roofing materials.
What kind of warranty should I expect for a new roof replacement?
A quality roof replacement should come with two types of warranties:
-
Material Warranty: Provided by the manufacturer, covering defects in the material itself (e.g., 20–50 years, depending on the material).
-
Workmanship/Labour Warranty: Provided by the roofing contractor, typically covering leaks and installation defects (e.g., 5–10 years).
Always get the warranty details in writing.
Will my existing roof insulation be replaced, and what are the best options for heat reduction?
Yes, the old roof insulation is typically removed and replaced as part of a full replacement.
Best Options for Singapore:
-
Reflective Foil Barriers: Installed under the roof to reflect solar radiant heat.
-
High R-Value Boards (e.g., PIR/Polyiso): Placed directly beneath the new roofing material to create a superior thermal break, drastically reducing heat transfer into the home.
How do I choose a reliable and legitimate roofing contractor in Singapore?
Look for a contractor with the right credentials:
-
Licenses & Certifications: They should be a registered company and, for structural works, have experience working with Qualified Persons (QPs) for BCA submissions.
-
Insurance: Verify they have Workmen’s Compensation and Public Liability Insurance to cover any accidents or property damage.
-
References & Portfolio: Check their portfolio for similar projects and ask for recent client references.
Can I install solar panels on my new roof? Does this affect the replacement process?
Yes, you can and should plan for solar panels.
-
A professional contractor can ensure the roof structure is properly reinforced during replacement to support the static weight and wind load of future solar systems.
-
Integrating the solar panel mounting system with the new waterproofing layer and flashing is crucial to ensure the installation remains leak-proof over its entire lifespan.
